I think the majority of imaginable materials would hardly reproduce what we empirically see in terms of properties. Especially with nanometer-size imperfections, when fabricating a new material, we could likely have effects that cannot me expected. Most of the times we have interface and interaction effects that change the film properties completely.

We need special tools to consider these effects. Probably with the use of AI-based tools, this engineering task is being enabled and will open new doors to material engineering.
